Capitol Hill

Welcome to Capitol Hill

Luxury with a historic, colorful edge, Capitol Hill is Seattle at its best, most daring self

Framed to the west by I-5, unassuming passersby might believe that just another big city burg sits on the other side of the interstate barrier. But Seattle is no ordinary big city, and Capitol Hill, the gem of a neighborhood that rests just beyond the roadway, is no ordinary community.

Capitol Hill represents Seattle's most notable and admired attributes. Luxurious, stately homes. Dynamic topography. Grungy, energetic nightlife. A revered food and drink scene. Add the desirable location at the core of Seattle's metro area and it's a dynamic place to lay down roots.

The community's central location and perch above the surrounding environs of the Emerald City is a central draw for residents and visitors alike. Homes in Capitol Hill are an eclectic mix. The clean lines of the Seattle box home or more ornate Victorian-era mansions are commonplace. So too is the northwestern staple Craftsman bungalow and its older, more stylized sibling the Arts and Craft home.

For those that love refined, low-maintenance living, there's plenty of well-appointed condos within walking distance to some of the hottest social spots in all of Seattle. In fact, such is the rich tapestry of Capitol Hill that it's not uncommon to find every style and sensibility represented side-by-side.

People & Lifestyle

Capitol Hill is Seattle's time capsule. Its history is laid bare from the neighborhood's stately, historic homes to its evolving and progressive arts and culture scene. This is where you trek to immerse yourself with every pulse and vibe that permeates the city—the genuine heartbeat of Seattle.

Above all else, Capitol Hill is a welcoming enclave that embraces all comers. You can take part in a boisterous night out in one of the Northwest's most dynamic food and bar scenes or take a serene stroll amongst the classic art, architecture, and pristine landscaping and water features of Volunteer Park. Each experience is just moments from your doorstep.

Dining, Shopping & Entertainment

Capitol Hill's restaurants, bars, and nightlife are legendary. Its early days as a landing spot for the city's elite gave way to it being a central stomping ground during Seattle's frenzied grunge era of the 1990s. Through it all, the community always held a taste for well-crafted cuisine and meticulous mixology.

The majority of Capitol Hill's best eats are along Broadway just north of Cal Anderson Park and in the neighborhood's southwestern corner on Pike and Pine Streets. The former features the Deluxe Bar and Grill, while the latter is home to Tavolata. Another popular scene occurs up and down 15th Avenue, where you'll find Olympia Pizza and Spaghetti House III

An underrated highlight of Capitol Hill is the potential for discovery throughout the neighborhood. Head a little off the beaten path and you're sure to find a favorite coffee shop, corner pub, or delicious haunt with an international flair. Such is the case with Monsoon, a modern Vietnamese eatery tucked into a classic rough around the edges Capitol Hill streetscape.

Things to Do

A defining feature of Capitol Hill is that it's never dull. The duality of being able to keep the city's more boisterous side at bay, while living close to it, helps make the area a diverse and sought-after place to live. You can live a quiet life, but don't have to venture too far to take part in the neighborhood's active social calendar.

Two of the community’s most treasured events include Seattle Pridefest and the Capitol Hill Block Party. 48-acre Volunteer Park in the northern reaches of Capitol Hill is home to the Seattle Asian Art Museum and the Volunteer Park Conservatory

Of course, you can't mention Seattle without noting its coffee lineage, and the Seattle Roastery is a must for those that hold the coffee bean in high reverence.

Capitol Hill is home to a number of excellent institutions. Some of the most celebrated educational opportunities include:
